When you’re managing a private rented property, it can feel like there’s a million and one things to keep track of; not least your property energy efficiency.
By law, all domestic and non-domestic private rented properties are now required to adhere to a minimum level of energy efficiency: an Energy Performance Certificate (EPC) rating of E or above.
The legislation has been enforced in a bid to get landlords and property owners thinking harder about their energy efficiency.
So why does this matter?
This isn’t something that’s going anywhere; and it doesn’t just apply to new builds.
The minimum level of energy efficiency also puts a restriction on granting extensions on existing tenancies where the EPC rating is F or G (this rule has been in effect since April 2018).
It also means – for domestic properties – a landlord cannot rent the property at all from 2020. For non-domestic properties, that date is 2023.
What do I do if my energy rating is lower than E?
You can save yourself a lot of hassle by making your property as energy efficient from the word go as possible.
If you’re still in the building process, it’s always worth considering:
- Upgrading your windows and doors to double glazing
- Installing wall insulation
- Adding loft insulation that’s at least 270mm thick
- Choosing a new, energy-efficient boiler
- Going for a more efficient secondary heating source (such as a wood burning stove rather than an open fireplace)
- Sealing open chimneys
- Giving thought to renewables (such as solar PV)
